What to plan for in Arabian Ranches
Arabian Ranches spans three phases with genuinely different garden problems. Ranches 1 dates from the mid-2000s, across sub-communities including Al Reem, Saheel, Alvorada, Mirador and Palmera, and its gardens are now two decades old. Ranches 2 followed around a decade later, and Ranches 3 is the newest phase, still filling out.
The stock is detached family villas of three to six bedrooms with private rear gardens, a good proportion with pools, in the Spanish and Arabian architectural idiom Emaar used across the original masterplan. Plots are generous by Dubai standards, and gardens of this size visibly decline when neglected, which is why a maintenance agreement is worth weighing up at the outset.

What the site throws at you here
This is inland Dubai. There is no coastal salt air, but there is also no sea breeze, so inland summer peaks run hotter than the shoreline communities and unshaded lawns take a harder beating through July and August.
The dominant technical issue in Ranches 1 is age. Twenty years of irrigation on alkaline sandy soil can leave salt accumulation in the root zone, soil compacted by two decades of foot traffic and mowing, drip line that has gone brittle and perished, and solenoid valves at or near the end of their service life. Mature trees planted in the original handover landscaping are now large enough to shade out the beds beneath them and to lift adjacent paving.
Who signs off garden work in Arabian Ranches
Arabian Ranches is an Emaar community, so external alterations run through Emaar Community Management rather than directly to Dubai Municipality. Emaar's 2022 home modifications fact sheet lists landscaping and swimming pools among the modifications that need an NOC, with soft landscaping and paving on a lighter track, and names regular maintenance as work that does not; contractors need an entry permit regardless. Like-for-like replacement generally does not need one either, though that is our guidance, not the sheet's; expect permanent structures such as pergolas to need approval. Rules differ by community and are confirmed with the community office.
