Marina and JBR are among Dubai's densest high-rise districts, and the outdoor space here is measured in square metres rather than hundreds of them. The stock is overwhelmingly apartment towers built through the 2000s and 2010s, where the usable garden is a balcony, a wrap-around terrace on a corner unit, or a podium-level deck shared between a handful of apartments. Penthouse terraces at the top of the Marina towers are among the largest private outdoor spaces in the district and are technically demanding to plant.
A smaller band of waterfront villas and townhouses sits along the promenade edge and toward the Bluewaters crossing. There is no native soil anywhere in this work. Every plant sits in a container or a raised bed on top of a waterproofed structural slab, so the two constraints that decide a Marina terrace design are dead load and drainage. Saturated soil weighs far more than dry soil, and a planter that ponds water against a waterproofing membrane becomes the building's problem rather than yours.
Salt air comes off the marina channel and the open sea beyond JBR, and it burns foliage on unsheltered elevations. Wind is the other half of the problem: towers accelerate air between them and produce downdraughts that shred soft-leaved plants and tip unweighted pots. Planting that thrives on a sheltered inland villa plot frequently fails on a twentieth-floor Marina balcony for reasons that have nothing to do with watering.
