Do you work with facility management companies?
Working with a facilities management company is a normal part of commercial landscaping, on both installation projects and maintenance contracts. The proposal should state how work follows your permit-to-work system, which site inductions your team requires and the reporting format, all agreed in the contract. Bring your FM team's requirements to the site visit so they can be priced.
How would a large compound project be phased?
Large compound projects are normally delivered in phases. Common areas, entrance avenues and individual unit frontages should be programmed so residents keep access and the site does not look abandoned mid-phase. Supervision arrangements and progress reporting for a project of that size should be set out in the proposal, so ask for them in writing before you appoint anyone.
What does commercial maintenance cost?
The written quote sets the price per site after a survey, based on area, planting density, visit frequency and irrigation scope. The invoicing pattern is set out in the contract against a defined scope, and it is worth asking for seasonal works such as major mulching to be quoted separately for your approval before they are done.
How do you minimise disruption to our operations?
The programme should be agreed with your team before anyone arrives on site. It should also state how noisy or dusty work is scheduled outside your peak hours where it allows, how deliveries are coordinated with security, and how work zones are barriered and signed. Any out-of-hours working, for hotels and retail especially, depends on your site rules and the current Dubai working-hours rules, so confirm it for your contract.
Can you take over a landscape that is in poor condition?
Yes. We start with a condition audit covering planting, irrigation and soil, then a prioritised recovery plan: what to save, what to replace and what it costs. The recovery plan also sets out the order of work, so your team can track progress against it.
What should a commercial landscape maintenance contract include?
At minimum: a defined scope by zone, visit frequency, irrigation management and fault response, seasonal works and who approves them, reporting format, and how performance is measured. The contract should also say who pays for plant replacement and water, and how the schedule adapts to seasonal site hours, since working hours follow the current Dubai working-hours rules and can change through the year; confirm the current rules for your contract. A tight scope protects both sides, because vague contracts are where budgets and standards drift.
Can a commercial site irrigate with treated sewage effluent?
Treated sewage effluent (TSE) can be used for landscape irrigation on some sites in Dubai under Dubai Municipality rules, and it is used on some larger commercial and community sites. Use normally needs a permit that sets the approved use, an approved meter and a system designed for it, including suitable filtration and emitters, because TSE carries far higher salt levels than mains water. Confirm whether your site has or can obtain a supply with the authority and your FM team. Where a TSE supply exists, the irrigation design can be specified to suit it.
