The Palm's villa stock sits on the fronds, in two broad families. Garden Homes run the length of each frond in a repeating pattern with private beach frontage, while the larger Signature Villas occupy the frond tips and command the widest water frontage on the island. Canal Cove townhouses sit closer to the trunk. Every frond villa has water on at least one side, and most have it on two.

The trunk is a different market entirely: apartment buildings along the Golden Mile and the Shoreline, where the outdoor work is terrace and podium planting rather than villa gardens. Expectations across both are high on materials and finish, so a written specification matters as much as price when quotes are compared here.

The Palm is reclaimed land, and that fact governs everything below the surface. The fill is sand and dredged material rather than developed soil, salinity is high, and on plots close to the shoreline the water table sits shallower than newcomers often assume. Planting beds here are built, not dug: excavate, install drainage where the profile demands it, and import a properly structured growing medium.

Salt is the defining constraint above ground too. A frond villa has open sea on both flanks, so salt spray arrives from two directions with no windbreak in between. The planting palette that survives it is narrower than many gardeners hope: date palms, bougainvillea, salt-tolerant groundcovers such as Sesuvium, and a limited set of coastal shrubs. Anything tender goes in the sheltered courtyard side or it goes in twice.
