Dubai Hills Estate is a newer Emaar masterplan and it is still handing over. The villa and townhouse clusters, including Sidra, Maple, Club Villas, Golf Place and the Parkway addresses, each run to standardised plot dimensions within the cluster, so a layout drawn for one plot suits its neighbours with minor adjustment.

Architecturally the estate is contemporary rather than the Spanish idiom of the older Emaar communities: flat roofs, rendered elevations in white and grey, and large areas of glazing facing the garden. That glazing matters for design, because the garden is on constant view from inside and there is no mature planting anywhere on the estate to soften it yet.

The defining condition here is that plots hand over as bare ground, and what is under that ground is not soil. It is builder's sand and construction spoil, compacted by site traffic, and it can hold rubble and offcuts below grade. Planting straight into it risks failure, and an expensive one to correct. The plot needs excavating, clearing and backfilling with imported topsoil before anything goes in.

The second condition is the absence of shade. A mature community gives new planting some shelter in its first summer; a new estate gives it none. Losses in the first year rise when planting goes in during the wrong month, so a design-and-build programme should be sequenced so that planting lands in autumn, inside the October to March growing season, rather than starting a garden in June.
