What to plan for in MBR City

MBR City is not one community but several developer-run districts sharing a name. District One is built around its Crystal Lagoon, with large villa plots in contemporary, Mediterranean and Arabic facade styles. Sobha Hartland is a separate development with its own villa, townhouse and apartment mix, and the Meydan district sits adjacent to both.

Much of the stock here is new or still handing over, which means many gardens in MBR City are first gardens on plots never planted before, rather than renovations. Because the districts are separate developments, the first practical step for any owner is confirming which district and which community office governs the plot.

Ground conditions

What the site throws at you here

These are brand-new plots and the ground reflects it: construction spoil, subgrade compacted by heavy site traffic, and imported fill of unknown and inconsistent quality. Nothing here can be planted into as found. The first stage of an MBR City garden should be excavation, spoil removal, breaking up the compacted layer so water can drain through it, and importing a proper growing medium.

Lagoon-adjacent plots in District One carry two conditions inland plots do not: significant reflected glare off a large body of open water, and wind coming across it with nothing to break it. Planting close to the lagoon edge needs species chosen for that exposure. Across the whole district there is no mature canopy anywhere yet, so new planting gets no shelter in its first summer and installation timing matters more here than on an established plot.

Approvals

Who signs off garden work in MBR City

There is no single MBR City approval process, and assuming there is one is an easy mistake to make here. District One and Sobha each run their own community management with their own application requirements, and Meydan is different again.

  • The governing authority depends on which district your plot sits in, so establish that before any drawings are produced
  • Assume permanent structures, pools and new landscaping need community approval until the relevant office says otherwise, because rules differ by community. Whether routine maintenance or like-for-like replacement needs approval depends on the district and is confirmed with its community office
  • We were not able to verify current portals, fees and timelines for the individual MBR City developers from reliable public sources during research, so they are confirmed with the relevant community management rather than published here as figures we cannot stand behind
  • Who applies, through which portal and against which guidelines is confirmed with community management. Gardenscapes prepares the NOC drawings and specifications your application needs
Questions

Landscaping in MBR City: your questions answered

Answers specific to MBR City properties. Anything else, call or WhatsApp. Rules differ by community and are confirmed with the community office, so check yours before you approve a design.

Do you work in District One and Sobha Hartland?
Yes, both, along with the surrounding MBR City districts. It is worth knowing they are genuinely separate developments rather than one community, with different property stock, different plot conditions and different approval routes, so tell us which district your plot is in when you enquire and we will scope the visit accordingly.
Who approves garden work in MBR City?
It depends on your district, and there is no single MBR City authority. District One and Sobha each run their own community management, and Meydan is different again. Whether new planting, turf and irrigation need approval is confirmed with the relevant office rather than assumed, and permanent structures should be expected to need it. Establish which body governs your plot and confirm its current requirements before drawings are produced, rather than working from a process that applies to a different district.
My MBR City plot is bare construction ground. What is involved?
More groundwork than a comparable plot in an established community. New plots here can carry construction spoil and a subgrade compacted by site traffic, with imported fill of inconsistent quality. The work is to excavate, remove spoil, break up the compacted layer so water can actually drain, and bring in a proper growing medium. Skipping that stage puts the whole planting scheme at risk.
Does the Crystal Lagoon affect what can be planted nearby?
On plots close to the water, yes. A large open lagoon reflects a substantial amount of light and heat back onto adjacent planting, and wind crosses it with nothing to slow it down. Species that perform well on a sheltered inland plot a few streets away can struggle at the lagoon edge, so plant selection should be specified for that exposure, with structural planting giving softer material some shelter.
